GLAR released the Louisville Real Estate Stats for week of Aug. 14th – 20th, comparing year-over-year numbers for both new listings (very important to buyers), and sold properties. As has been the case for well over a year, we are seeing a continued loss from the same numbers on both metrics from the year earlier.
As you probably already have read here, or know from the press, we continue to see a sellers market, meaning that essentially sellers are controlling the show as it relates to their homes. I know myself, my own listings have seen great traffic from day one of the listing, in almost every case.
For my buyers, it is almost a race to the house to see it, if you want to consider buying it. Many agents are controlling the process even further, by not allowing showings until a Brokers Open, where all buyers considering the home need to be present, or potentially lose out on the opportunity offer on the home.
I had just that happen as recent as last week, where my buyers left work to see a home that had been on market for five (5) days, attend the Brokers Open, which had the traffic of a well-attended yard sale. Long story short, multiple offers, a best-and-final declaration, and I am assuming that a sale price which will be well over asking.
